What is the Naples Intelligence Report?

A semiannual data briefing on Naples’ luxury market, published in January and July, nine sections across 32 pages. The current edition, 2026 Mid-Year, is built on 5,432 verified closed sales and $6.46 billion in first-half 2026 volume: inventory trends, absorption rates, buyer-demand signals and price momentum, by micro-market rather than by ZIP code. Where does the data come from?

Aggregate closed-sale data from the Naples Area Board of Realtors MLS, read alongside what we learn negotiating $230M+ in Naples’ luxury segment. The report works at the aggregate level, medians, counts, ratios and volumes by tier and micro-market, and every figure on this page traces to the current edition.

What does the 2026 Mid-Year edition show?

Three findings. The great rotation: $2M to $4M sales grew 34 percent while $10M+ contracted 8 percent, a reversal of the end of 2025, so growth moved down-market. The condo comeback: condo sales grew 23 percent and volume 25 percent to $1.88 billion, positive in every month of the half, a year after volume fell 17 percent, with the re-entry concentrated in buildings with funded reserves and completed mitigation. And every month beat last year: sales up 16.8 percent and volume up 11.3 percent, with February and March carrying the half.

What is happening at the top of the Naples market?

In the first half of 2026, $909 million closed at $10M and above across 55 sales, an average trophy sale of $16.5 million. The average gap between list price and sale price at that tier was 10.3 percent, and 94.5 percent of $10M+ closings were cash, up from 91 percent a year earlier. Across the whole market the sale-to-list ratio averaged 91.9 percent: pricing within negotiating range is what moved homes.
